Damp Proofing and Cavity Wall Repairs for a Rental Property in Burgess Hill, Sussex

At Kennedy Damp Proofing, every successful project begins with a detailed damp survey and a clear quotation. Correctly diagnosing the source of damp is essential to providing a long-lasting solution rather than simply treating the symptoms. This recent project in Burgess Hill, Sussex, was completed on behalf of a landlord preparing their investment property for new tenants. During our initial survey, we discovered that the property was suffering from multiple causes of damp, all of which required addressing to ensure the home remained dry for years to come.

Identifying the Causes of Damp

Our survey revealed that the property was affected by both rising damp and penetrating damp. Further investigation showed that the cavity walls had become bridged by cavity wall insulation and debris. This bridge was allowing moisture to bypass the cavity and transfer directly to the internal walls, resulting in persistent damp internally. We also discovered that a rainwater downpipe had been incorrectly installed, allowing water to run continuously down the external walls. Over time, this had contributed significantly to moisture penetration into the property. Another issue was found at the rear of the property, where the patio had been constructed above the property’s damp proof course. This effectively bridged the damp proof course, allowing ground moisture to travel into the walls. By identifying every contributing factor during our survey, we were able to provide the landlord with a complete solution rather than a temporary repair.

Preparing the Property

To carry out the remedial works correctly, we first removed the kitchen units, splashbacks, skirting boards, radiators, electrical socket fronts and all other surface-mounted fixtures in the affected areas. Once the rooms had been fully prepared, we removed all contaminated plaster to expose the masonry and allow access to the areas requiring treatment. We then carefully removed sections of brickwork where necessary to gain access to the cavity. All cavity wall insulation and debris bridging the cavity and damp proof course were removed, restoring the cavity to its intended function.

Solving an Additional Problem

During the works, we inspected an upstairs chimney breast where a built-in cupboard had become heavily affected by damp and mould. The cupboard had very little ventilation, and the bridged cavity allowed moisture to accumulate inside the enclosed space. Rather than simply treating the mould, we removed the cupboard completely and converted the unused chimney breast into a practical storage area. This not only eliminated the damp issue but also created a far more usable space for future tenants.

Installing the Damp Proofing System

With the walls fully prepared and the cavity cleared, we installed a new chemical damp proof course by injecting a specialist damp proof cream into the lowest accessible mortar joint. A 3mm damp proof membrane system was then applied to all affected walls, creating a continuous waterproof barrier. To restore the walls, we applied a traditional 3:1 sand and cement render incorporating a high-performance waterproofing and salt-inhibiting additive. This prevents residual salts and moisture from affecting the new plaster finish. Once the render had fully cured, we applied two coats of finishing plaster to achieve a smooth, high-quality finish ready for decoration.

External Repairs

Treating the internal walls alone would not have solved the problem permanently, so we also carried out several important external repairs. We installed six new air bricks to improve ventilation within the cavity wall, helping to keep it dry and prevent future moisture build-up. An ACO drainage channel was installed along the rear patio to collect surface water and direct it away from the property’s damp proof course, preventing further bridging. Finally, the defective guttering and rainwater pipework were repaired to ensure rainwater was correctly discharged away from the building.

Completing the Project

Once the plaster had fully dried, we reinstated the kitchen units, radiators, skirting boards, electrical sockets and all other fixtures. The newly plastered walls were then professionally decorated, leaving the property finished to a high standard and ready for its new tenants to move in.
